Gateway35 Commerce Center

Gateway35 Commerce Center is an 85.73- acre site in booming Georgetown, Texas, owned by Titan Development. This two-phase project allows for a variety of build-to-suit options depending on intended use. Building 1 is a cross-dock facility breaking ground in May 2021 with delivery in December 2021. The location at the northern most point of the Austin MSA makes it an ideal location for distribution and manufacturing companies.

Titan Industrial Park: NorthPark35

NorthPark35 is a brand new, two-building Class A industrial park in Georgetown, Texas developed and owned by Titan Development. This site is located at the northern most end of the Austin MSA at the intersection of IH-35 and SH-130, making it an ideal location for distribution and manufacturing companies desiring easy access to Austin, Dallas, Houston, and San Antonio.

Innovation Business Park: Hutto

Located in Hutto, Texas, Innovation Business Park Hutto is ideally situated north of Austin to provide convenient access to over 2,000,000 people. The park is fully entitled and provides exceptional flexibility to meet any industrial users’ needs. The site is easily accessed from SH130 and from I-35 via US79. It is near prominent rail lines and Austin Bergstrom International Airport.

Titan Industrial Park: Schertz

Titan Industrial Park - Schertz is 124 acres and is ideally situated between Austin and San Antonio to provide convenient access to over 5 million people. The park is fully entitled and provides exceptional flexibility to meet any industrial users needs. The park allows for buildings 40,000 square feet and larger, and is easily accessed from I-35 via the Tri County Parkway. There is no on-site ponding required because the site is bounded by channels to divert the water, maximizing the available land. When fully completed, there will be up to 2 million square feet of industrial space.

Titan Industrial Park: Schertz 312

Located just north of TIP Schertz and TIP Selma, Titan Industrial Park: Schertz 312 is within one mile of I-35, the 260,000 SF Caterpillar Warehouse and the 1.2 million SF Amazon industrial campus. The Union Pacific Railroad frames the site’s northern and southern property lines allowing potential rail service to the property. The site plan includes nine building sites ranging between 15-42 acres each to accommodate 160,000-1,380,000 SF buildings. The site stands alone as the only available property in the Tri-county area able to accommodate a facility in excess of 1,000,000 SF.

Titan Industrial Park: Selma

Titan Industrial Park - Selma is 184 acres and is ideally situated between Austin and San Antonio to provide
convenient access to over 5 million people. The park has utilities available and provides exceptional flexibility to meet any industrial users’ needs. The park allows for buildings 50,000 square feet and larger, and will contain around 2.5 million square feet of space upon completion. The site is easily accessed from I-35 via Enterprise Avenue. There is on-site ponding which reduces the costs of site work and creates natural buffers between buildings.
