Watercrest Winter Park


Watercrest Winter Park is a 97,559 sf, 107 unit assisted living and memory care community, representing the second opportunistic project for Titan Development Real Estate Fund I (TDREF I). This community will incorporate 75 assisted living units with a mixture of studio, one bedroom and two-bedroom units, as well as 32 memory care units. The surrounding area is known for its old-world charm due to its elegant homes, pavered streets, tree canopies, upscale shopping/dining and world-class art and cultural attractions. The population is expected to grow approximately 4% higher than the projected national growth rate.

The assisted living common area includes a salon, bar area, private dining, community dining, children’s play area, therapy room and an exterior fountain and outdoor pool. The memory care common area incorporates the Market Street concept with a family room, salon, bakery and public dining area.

As Titan learned from investing in Watercrest’s Columbia project, Watercrest assisted living and memory care projects include amenities that are not typical of many assisted living communities such as a pool, washers/dryers in each assisted living apartment, multiple dining venues, all-tile bathroom showers, technology programs for cognitive learning in the memory care, granite countertops throughout, and numerous water features throughout the community. These amenities are an important part of Watercrest’s programming and mission.

The Project will be situated on a 3.12-acre site on the corner of Glendon Parkway and Bennett Avenue, in the Ravaudage mixed use development project, easily accessible to retail, medical and professional options. Watercrest’s location is within the most desirable zip code in Winter Park and is the last site like this available.
