The United States Forest Service (USFS) office building at 4000 Masthead was completed in 2011 and is the second of two buildings developed for the USFS in Albuquerque. The first facility at 3900 Masthead was completed in 2006. Together, the two buildings support more than 900 USFS employees and serve as the regional offices for finance, acquisitions, and human resources functions.
The 101,600-square-foot, three-story building includes a single-deck parking structure and is organized around a landscaped roundabout that improves on-site circulation and pedestrian movement.
4000 Masthead achieved LEED Gold certification and includes several sustainability features such as:
A 150kW rooftop solar photovoltaic system
Daylighting and lighting control systems
Water-source heat pumps with energy recovery ventilators
Landscaping with native, low-water-use plants
Low-flow water fixtures, helping to conserve approximately 300,000 gallons of water annually
The lease with the USFS was signed in June 2010. Titan Development delivered the project in July 2011 using a design-build approach with Reid & Associates Design Builders as general contractor. The project was delivered in phases, with separate permit packages for the building shell, tenant improvements, and parking structure, using the City of Albuquerque’s “Green Path” submittal process. Coordination with city departments through kickoff and construction meetings supported the project schedule and helped manage permitting and construction activities.
The building also received the “Designed to Earn the ENERGY STAR” designation from the U.S. Environmental Protection Agency.
