The site is bordered to the north and south by the Union Pacific Railroad, offering the potential for future rail service.

The master plan includes nine building sites ranging from 15 to 42 acres, capable of accommodating facilities between 160,000 and 1,380,000 square feet. Notably, it is the only site in the Tri-County area that can support a single building over 1,000,000 square feet, making it uniquely suited for large-scale industrial users.
