Site work begins on Central Project

Construction on the first phase of the much-anticipated Titan Development project across from Presbyterian Hospital is on the horizon. While site work already is underway at the 12.5-acre parcel on the north side of Central Avenue, a zoning amendment request to build a 74-unit apartment complex will be considered by the city Environmental Planning Commission on Dec. 8.

Outdoor giant Bass Pro to acquire rival Cabela’s for $4.5B

OMAHA, Neb. — Outdoor gear giant Bass Pro is snapping up rival Cabela’s in a $4.5 billion deal announced Monday. Cabela’s announced in July it was planning to build its first New Mexico store at the southwest corner of Interstate 25 and Paseo del Norte.

Cabela’s coming to Albuquerque

Albuquerque has reeled in a really big retail fish. Cabela’s, one of the most recognizable names in outdoor recreation merchandise, has announced it will open its first New Mexico store, likely in 2017. It plans to put a 70,000-square-foot location at Legacy at Journal Center, a new mixed-use project on 20 acres at the southwest corner of Interstate 25 and Paseo del Norte.

Julie Ferguson works at a senior housing development company, and yet it took her years to convince her own grandfather to live in a senior living facility. “We sell a product a lot of people don’t want to think about,” Ferguson said. Ferguson is the director of senior living at Titan Senior Living, the senior housing development arm of Titan Development. The Albuquerque company is builiding an 85,143-square-foot, 109-unit assisted living facility called Élan Santa Monica in the Northeast Heights.

Cabela’s to anchor new vision for Legacy at Journal Center

A year ago, marketing was in full swing for Legacy at Journal Center, a prime piece of real estate directly southwest of Paseo Del Norte and Interstate I-25. The owners, a partnership between Titan Development and the Lang family under Journal Center Corp., had hung onto the property for years, waiting for the right time to develop it. But the vision for it — Class A offices complemented by a hotel and restaurants — didn’t fit in with market demands. With Albuquerque’s office market demand shrinking (22 percent of all office space is vacant), the developers of the project and the real estate brokers working with them decided to pivot.

The demand for senior living facilities is expected to increase dramatically as the baby boomer generation ages into retirement. Developers, bankers and investors are turning to the senior housing industry as a new way to make money. The total value of the senior housing market is $423.4 billion and occupancy rates remain strong at 90 percent.

Outdoor retail giant to open in Albuquerque

Outdoor recreation retailer Cabela’s Inc. expects to open its first New Mexico store in Albuquerque next year. The retailer will build a 70,000-square-foot store at the Legacy at Journal Center development, near the intersection of Paseo del Norte and Interstate 25, according to a news release. Titan Development is the developer on Legacy at Journal Center.
