In Q2 2024, Titan closed on approximately 100 acres of future industrial land in the northwest Austin suburbs in Leander, Texas. The Leander/Cedar Park sub-market of the Austin MSA is characterized as a high barrier of entry area for light industrial product due to the lack of available large chunks of industrial-zoned land and topographical challenges to the west. Further, these communities have largely targeted expansive residential and retail growth in lieu of light industrial development. This situation has created an opportunity to deliver high-quality, light industrial product to a sub-market that has minimal existing and future competition for such space. Furthermore, as a city, Leander is known for having outstanding school systems and a highly-educated workforce. These demographics enable Leander to be at the forefront of the high-tech manufacturing boom that is occurring in the Austin MSA.
