Development
Titan is a fully integrated, real estate development company. We have the capability to develop master planned business parks, mixed use, office, industrial and manufacturing facilities. We offer build-ready sites, build-to-suits, buildings for lease, for sale or lease with purchase option.
Construction Management
Titan provides internal construction management services on all construction related projects on company owned assets. Light construction oversight is essential to ensuring customer satisfaction and cost control. Our goal is to provide collaboration between brokers, contractors and Titan to exceed our customer’s needs.
Leasing
Titan coordinates all leasing either in-house or retains the best third party leasing agents for new construction, renewals and re-tenanting existing buildings. We believe a quality leasing program is the single most important component of our business.
Property Management
Titan manages all company assets in-house with company employees. Property management, maintenance, capital expenditures and reporting are all completely integrated with asset management and accounting at the corporate headquarters in Albuquerque. Emphasis is placed on cost control and maintaining close business relationships with tenants.
Our strategic partner, Reid & Associates, LLC provides design/build construction and construction management services for Titan, from conception through design and development. A conceptual estimate based upon owner, site, and building requirements can determine the feasibility of a project before hard money is invested in costly planning, design or land acquisition. We assist in obtaining approvals from local municipalities, including local design review, permitting and certificate of occupancy. The conceptual estimate is a catalyst to specify project needs in greater detail and identify areas within the project that must be modified. Reid’s experienced estimators provide precise conceptual estimates with basic building criteria through their knowledge of the ever-changing availability and cost of building systems, materials and labor.
Over 90 percent of a project's costs are determined in the preliminary design stage. A cost control and evaluation process, therefore, must be established at that time and constantly monitored through project completion. The result is an efficient design and construction process, which produces a high quality project within budget and time requirements.
Comprehensive administrative and field coverage allows Reid & Associates, LLC to effectively control the cost, quality and schedule of each project. An experienced project manager is assigned to each project, with their responsibilities including program analysis, estimating, scheduling, value engineering, and quality control. Project managers are experienced in coordinating the development team's efforts and assisting the owner. Field superintendents are assigned to each project during construction.
